More Than Twenty-Five Years of Assessment Experience
I’ve worked in assessment and compliance since 1999.

What Happens During an EPC?
If you’ve never booked an EPC before, don’t worry.
One of the first things customers say to me is:
“I’ve no idea what’s involved.”
The good news is that the inspection is straightforward and usually takes between 30 and 60 minutes, depending on the size of your property.
When I arrive, I’ll introduce myself, explain what I’ll be doing and then carry out a visual inspection of the parts of your home that affect its energy performance.
I’ll assess things such as:
- The age and type of property
- Construction of the walls
- Loft insulation where visible
- Windows and glazing
- Heating and hot water systems
- Fixed lighting
- Any renewable energy systems
I’ll also take measurements where they’re needed for the assessment.
People often ask if they need to empty cupboards, move furniture or prepare the house beforehand.
The answer is generally no.
An EPC is a non-invasive inspection. I’m there to assess your property — not to turn your home upside down.
If you’ve had improvements carried out, such as cavity wall insulation, replacement windows or a new boiler, it’s useful to have any paperwork available. Sometimes this helps me record improvements that aren’t immediately obvious during the inspection.
Once I’ve completed the survey, I enter the information into Government-approved software and lodge your certificate on the official Government Register.
In most cases you’ll receive your completed EPC by email within 24 hours.
