EPC Askern – Energy Performance Certificates
Need an EPC in Askern? I provide professional Energy Performance Certificate assessments for homeowners, landlords and property owners throughout Askern, DN6 and the surrounding Doncaster area.
I’m Paul, an independent Government Accredited Energy Assessor providing a local EPC service directly to customers across Askern and the wider Doncaster district.
Whether you are selling your home, preparing a rental property for a new tenant, checking the energy efficiency of a property or replacing an expired Energy Performance Certificate, I can carry out the assessment and arrange for the completed EPC to be lodged on the official Government register.
You deal directly with the assessor who will visit your property rather than booking through a national call centre or EPC booking agency.
Domestic EPC assessments are available from £80.

Local EPC Assessments in Askern
I provide EPC assessments throughout Askern for homeowners, landlords and property professionals requiring a straightforward local service.
An Energy Performance Certificate records the calculated energy efficiency of a property and provides a rating from A to G.
The assessment looks at numerous characteristics of the building, including its construction, insulation, heating, hot water, glazing and fixed lighting.
An EPC may be required when a residential property is:
- Being sold
- Marketed for rent
- Let to a new tenant
- Newly constructed
- Otherwise subject to circumstances where a valid EPC is required
A domestic EPC is normally valid for ten years.
However, if substantial energy-efficiency improvements have been made since the existing certificate was produced, a property owner may choose to have another assessment carried out before the existing EPC expires.
EPCs for Homeowners in Askern
If you are preparing to sell a property in Askern, you will normally need a valid EPC available when the property is marketed.
Before arranging another assessment, it can be worth checking whether the property already has a valid Energy Performance Certificate on the official Government register.
If a new assessment is required, I will visit the property and collect the information necessary to calculate its energy performance.
The assessment can include examination of:
- Property age
- Wall construction
- Roof construction
- Loft and roof insulation
- Floor construction
- Windows and glazing
- Main heating
- Secondary heating where applicable
- Heating controls
- Hot water provision
- Fixed lighting
- Extensions
- Renewable energy technology where present
The information is then processed using the approved EPC methodology.
Once the assessment has been completed, the certificate is lodged on the official Government EPC register.
EPCs for Landlords in Askern
I regularly work with landlords requiring Energy Performance Certificates for rental properties across the Doncaster area.
If you own a rental property in Askern, the EPC forms an important part of your property compliance responsibilities.
The certificate gives both the current energy-efficiency rating and recommendations showing potential measures that could improve the property’s performance.
Landlords also need to be aware that EPC ratings interact with energy-efficiency requirements affecting privately rented property.
If you manage rental properties, my EPC Information for Landlords in Doncaster page provides further information about EPC requirements.
Landlords can also find information about water-system responsibilities on the Legionella Risk Assessment Doncaster page.

What Happens During an EPC Assessment?
An EPC isn’t produced simply from information about the property’s address or age.
The property needs to be assessed so that its relevant energy characteristics can be recorded.
During a domestic EPC inspection, I may need to look at:
- The overall size and layout of the property
- The age of different parts of the building
- External wall construction
- Roof and loft areas
- Insulation that can be verified
- Windows and glazing
- Heating appliances
- Heating controls
- Hot water systems
- Fixed lighting
- Extensions and conversions
- Renewable energy systems where applicable
Measurements are also taken so that the dimensions of the property can be incorporated into the assessment.
The inspection is normally non-invasive.
An EPC assessor isn’t expected to start drilling holes in walls or dismantling parts of the building to establish what may be hidden behind them.
The approved assessment methodology sets rules concerning what can be recorded and what evidence is required.
How Long Does an EPC Assessment Take?
There isn’t one fixed inspection time for every property.
For many ordinary houses, an EPC assessment can usually be completed in approximately 30 to 60 minutes.
Larger houses, properties with extensions and buildings with more complicated layouts or construction can take longer.
The objective isn’t to complete the inspection as quickly as possible. Sufficient information needs to be collected to produce an appropriate assessment of the particular property.
Do I Need to Prepare My Property?
Usually, very little preparation is required.
It helps if I can obtain reasonable access to the areas and equipment relevant to the assessment.
This can include:
- Boiler or heating equipment
- Heating controls
- Hot water cylinder where present
- Loft hatch
- Electricity meter
- Relevant extensions
- Solar PV equipment where applicable
If you have documentation relating to energy improvements, it can also be useful to have it available.
Examples might include paperwork for:
- Insulation
- Replacement windows
- New heating systems
- Solar panels
- Extensions
- Other significant energy improvements
Don’t worry if you don’t have this information.
The assessment can still proceed, but approved EPC methodology determines what evidence can be accepted when recording features that aren’t physically visible.
Understanding EPC Ratings
Your completed Energy Performance Certificate gives the property an energy-efficiency rating between A and G.
Broadly:
A – Very high energy efficiency
B – High energy efficiency
C – Good energy efficiency
D – Moderate energy efficiency
E – Lower energy efficiency
F – Poor energy efficiency
G – Very poor energy efficiency
The actual result is calculated from numerous aspects of the building.
This is important because homeowners sometimes assume one particular improvement will automatically move their property to a particular EPC band.
It doesn’t work quite like that.
Heating, insulation, glazing, building construction, property dimensions, hot water, lighting and renewable technologies can all contribute to the calculation.
Two apparently similar houses in Askern could therefore receive different EPC ratings.
How Can I Improve My EPC Rating?
The recommendation section of an EPC can identify potential improvements to the property’s energy efficiency.
Depending upon the building, these might relate to:
- Loft insulation
- Wall insulation
- Heating
- Heating controls
- Hot water
- Windows
- Lighting
- Renewable technologies
The recommendations generated for one property won’t necessarily be appropriate for another.
This is why it is better to consider the characteristics of the actual building rather than relying on generic claims about how many EPC points a particular improvement will provide.
For further information, read How to Improve Your EPC Rating.
I also have a more detailed guide to Maximising Your Property’s EPC Rating.
How Long Is an EPC Valid in Askern?
A domestic Energy Performance Certificate is normally valid for 10 years.
The certificate belongs to the property rather than the person who originally commissioned it.
This means a valid EPC may already exist even if you have recently purchased the house or have never personally arranged an assessment.
Existing certificates can be checked on the official Government EPC register.
If an EPC is still valid but substantial changes have subsequently been made to the property, you may nevertheless decide that you want an updated assessment reflecting its current condition.
EPC Prices in Askern
Domestic EPC assessments are available from £80.
The price covers the assessment of the property, processing of the information using approved EPC methodology and lodgement of the completed certificate.
If the property has unusual characteristics that could affect the assessment, these can be discussed beforehand.
My aim is to keep the booking process straightforward and make the price clear before the assessment is undertaken.
Independent Local EPC Assessor
When you arrange an EPC with me, you’re dealing directly with the assessor carrying out the inspection.
That’s different from some large online EPC companies that operate primarily as booking platforms and then allocate the work to an assessor.
For customers in Askern, dealing directly with the assessor means you know who will be visiting the property and have somebody to contact if you need to discuss the assessment.
I have worked in inspection, assessment and compliance since 1999.
That experience has taught me that property assessments are rarely improved by unnecessarily complicating them.
The objective is to assess the property properly, explain anything the customer needs to understand and produce the required certification.
Government Accredited Energy Assessor
Energy Performance Certificates must be produced by appropriately qualified and accredited energy assessors.
I am a Government Accredited Energy Assessor, accredited through Elmhurst Energy.
The accreditation scheme provides the professional framework under which the assessment is completed and the Energy Performance Certificate lodged.
Once completed, your EPC becomes part of the official national register rather than simply being a private report produced by an individual assessor.
Different Types of Property in Askern
Askern contains a mixture of residential property types and ages.
This is relevant to EPC assessment because the age and construction of a property can influence the assumptions and evidence used within the approved methodology.
I can assess a wide range of residential properties, including:
- Terraced houses
- Semi-detached houses
- Detached properties
- Bungalows
- Flats
- Rental properties
- Older homes
- More modern housing
An EPC assessment is based on the characteristics of the individual property.
Even houses built at a similar time can have different energy performance because one may subsequently have received additional insulation, replacement glazing, heating improvements or an extension.

EPC Assessments Across Askern and DN6
Askern forms part of my wider EPC coverage across the Doncaster district.
This means I can provide a genuinely local service without customers having to rely upon a national EPC booking company.
I also provide dedicated local EPC services in other Doncaster communities, including EPC Bentley, EPC Rossington Thorne and EPC Armthorpe.
For the wider service, visit EPC Doncaster.
Why Use a Local Assessor?
For something as straightforward as a domestic EPC, there is often little benefit in putting a national booking company between the customer and the person actually carrying out the assessment.
Booking directly means you can speak to the assessor if:
- You need to explain something unusual about the property
- Access arrangements need to be discussed
- You have documentation relating to improvements
- You’re unsure whether an existing EPC is still valid
- You have a question after the assessment
For landlords managing several properties around Doncaster, it can also make future assessments easier because there is an established local point of contact.
EPCs When Selling a Property in Askern
If you’re putting a property onto the market, the EPC is one of the pieces of information normally required as part of the sales process.
It is therefore sensible to check whether a valid EPC already exists early in the process.
If not, an assessment can be arranged before marketing proceeds.
The certificate provides prospective buyers with information about the calculated energy performance of the property and potential measures that could improve it.
Estate agents may arrange EPCs on behalf of sellers, but you are also able to arrange your assessment directly with an accredited assessor.
EPCs for Rental Properties in Askern
Landlords should establish the EPC position before advertising or entering into a new tenancy.
In addition to the general requirement for an Energy Performance Certificate, minimum energy-efficiency rules can affect the letting of certain properties.
The exact circumstances of individual properties can differ, particularly where exemptions or other specific situations apply.
For this reason, landlords shouldn’t rely solely on assumptions based upon the age or appearance of a property.
The actual EPC and relevant requirements should be considered.
Frequently Asked Questions About EPCs in Askern
Do I need an EPC to sell my house in Askern?
Most residential properties being marketed for sale require a valid EPC, subject to limited exemptions.
Do I need a new EPC every time I sell a property?
Not necessarily. If an existing EPC remains valid, another assessment may not be required simply because ownership is changing.
How long does an EPC last?
A domestic EPC is normally valid for ten years.
How long will you be at my property?
Many ordinary domestic EPC inspections take approximately 30 to 60 minutes. Larger or more complicated properties may take longer.
Do you need access to the loft?
Where there is a loft, access can be useful because insulation is one of the features considered during an EPC assessment.
Will the assessment damage my property?
No. A standard domestic EPC inspection is non-invasive.
Can you guarantee what EPC rating I’ll get?
No competent assessor should simply guarantee a particular rating before completing the assessment. The result is determined by the characteristics of the property and the approved calculation methodology.
Can landlords use your EPCs?
Yes. The completed Energy Performance Certificate is lodged on the official Government register and can be used for the relevant property purposes.
Do you cover areas outside Askern?
Yes. Askern is part of my wider Doncaster EPC service area.
