Local EPC Assessments in Thorne
I provide EPC assessments throughout Thorne for homeowners, landlords and property professionals who need a straightforward local service.
An Energy Performance Certificate provides an official assessment of a property’s energy efficiency. The certificate gives the property an energy efficiency rating from A to G and includes recommendations showing how its energy performance could potentially be improved.
An EPC is commonly required when a residential property is being:
- Sold
- Rented to a new tenant
- Constructed
- Marketed for sale or letting where a valid EPC is required
EPCs are normally valid for ten years, although property owners sometimes choose to have a new assessment carried out sooner, particularly where significant energy-efficiency improvements have been made.
If you are unsure whether your Thorne property already has a valid EPC, this can be checked on the official Government EPC register before arranging a new assessment.
EPCs for Homeowners in Thorne
If you are selling a house or flat in Thorne, you will normally need a valid EPC before the property is marketed.
I carry out domestic EPC assessments for a wide range of residential properties, from traditional houses and terraces through to more modern homes.
The assessment considers the characteristics of the individual property rather than simply its age or appearance.
Features recorded during an EPC assessment can include:
- Property age and construction
- External walls
- Roof construction and insulation
- Floor construction
- Windows and glazing
- Main heating system
- Heating controls
- Hot water system
- Fixed lighting
- Renewable technologies where present
The information collected during the visit is subsequently entered into approved energy assessment software to calculate the property’s EPC rating.
Once completed, the Energy Performance Certificate is lodged on the official Government register.
EPCs for Landlords in Thorne
I also work with landlords requiring EPC assessments for rental properties in Thorne and the surrounding area.
A valid Energy Performance Certificate is an important part of letting residential property, and landlords should ensure that the appropriate EPC requirements are met.
For landlords managing more than one property, I can also arrange assessments for multiple properties where required.
The EPC provides more than an energy rating. Its recommendation report can highlight measures that may potentially improve the property’s energy performance.
Landlords should also be aware of their other property-management responsibilities.
For detailed EPC information specifically for rental properties, see my EPC Information for Landlords in Doncaster guide.
Landlords who also require water-system compliance support can read about Legionella Risk Assessments in Doncaster.

What Happens During an EPC Assessment in Thorne?
The EPC assessment involves a visual inspection of the property and collection of information needed to calculate its energy performance.
For many ordinary houses, the visit can usually be completed in approximately 30 to 60 minutes, although larger or more complicated properties can take longer.
I will need access to the different areas of the property so that relevant features can be inspected.
The assessment may include looking at:
- The approximate age and construction of the property
- Wall construction
- Roof and loft insulation
- Windows and glazing
- Heating appliances
- Heating controls
- Hot water provision
- Fixed low-energy lighting
- Extensions and additions to the original building
- Solar panels or other renewable technologies where applicable
The EPC inspection is normally non-invasive. I am not drilling into walls or dismantling the property to establish how it has been constructed.
Where features cannot be physically verified, the approved EPC methodology determines how they must be recorded.
This is one reason documentation can sometimes be useful. If improvements have been made that are not readily visible during the assessment, appropriate documentary evidence may help establish what has been installed.
Preparing for Your EPC Assessment
You do not usually need to do very much before I arrive.
However, providing reasonable access to areas such as the boiler, heating controls and loft hatch can make the assessment easier.
If available, it can also be useful to have documentation relating to significant improvements such as:
- Loft or roof insulation
- Wall insulation
- Replacement boilers
- Replacement windows
- Solar PV installations
- Extensions or conversions
Don’t worry if you don’t have this paperwork. Most EPC assessments are completed without the homeowner having a large collection of documents available.
The important thing is that the property is assessed accurately using the evidence that can reasonably be established during the visit.
How Long Does an EPC Last?
An Energy Performance Certificate is generally valid for 10 years.
This means you may already have a valid EPC even if you did not personally arrange the original assessment.
However, a property’s energy performance can change during that period.
For example, improvements such as a new heating system, additional insulation, replacement glazing or renewable energy technology could affect the result of a future assessment.
If you are uncertain whether your Thorne property has a valid certificate, it is worth checking the Government EPC register before paying for another assessment.
Understanding Your EPC Rating
Domestic Energy Performance Certificates provide an energy efficiency rating running from A to G.
An A-rated property is amongst the most energy efficient, while properties towards the lower end of the scale have poorer calculated energy performance.
The assessment considers numerous characteristics of the building rather than relying on one particular feature.
For example, installing a new boiler does not automatically guarantee a particular EPC rating. The software considers the property as a whole, including its construction, insulation, heating, glazing and other relevant characteristics.
The completed EPC also contains recommendations for potential improvements.
If you would like to understand some of the measures that can affect a property’s rating, see my guide to How to Improve Your EPC Rating.
EPC Prices in Thorne
Domestic EPC assessments are available from £80.
The service includes the property assessment, calculation using approved methodology and lodgement of the completed Energy Performance Certificate on the official Government register.
If there is anything unusual about the property that could affect the assessment or price, this can be discussed before the appointment.
I prefer straightforward pricing so that you know what you are paying before the assessment takes place.
A Local Independent EPC Assessor
There is a significant difference between booking directly with a local assessor and placing an order through a national EPC booking website.
Some national websites act primarily as intermediaries, taking the booking before finding an assessor to complete the work.
When you book with me, you are dealing directly with the person who will carry out your EPC assessment.
That means you have a direct point of contact if you need to ask a question about the appointment or provide additional information about the property.
I have worked in inspection, assessment and compliance since 1999 and bring that experience to the way I approach every property assessment.
My aim is straightforward: arrive when arranged, assess the property properly and provide a professional local service.
Government Accredited Energy Assessor
EPC assessments must be completed by an appropriately qualified and accredited energy assessor.
I am a Government Accredited Energy Assessor and am accredited through Elmhurst Energy.
Accreditation provides the professional framework under which assessments are undertaken and Energy Performance Certificates are lodged.
For customers, this means the EPC isn’t simply a privately produced energy report. The completed certificate is lodged on the official national EPC register.
Properties I Assess in Thorne
Thorne contains a varied residential property stock, which is one reason genuine property inspection matters.
I can assess many different types of residential property, including:
- Terraced houses
- Semi-detached properties
- Detached homes
- Bungalows
- Flats and apartments
- Rental properties
- Older residential properties
- More recently constructed homes
Every property is assessed according to its individual characteristics.
Two neighbouring houses can sometimes receive different EPC results because of differences in heating, insulation, glazing, extensions or improvements carried out over the years.

Can I Improve My EPC Rating Before Selling?
Sometimes homeowners ask whether they should make improvements before arranging an EPC.
There isn’t one answer that applies to every property.
Relatively straightforward measures can sometimes help, while other improvements may involve considerably greater cost.
The effect of any improvement also depends upon the existing characteristics of the property.
Potential areas considered in EPC recommendations can include:
- Insulation
- Heating
- Heating controls
- Hot water
- Glazing
- Lighting
- Renewable energy
If improving the EPC rating is particularly important to you, it is better to consider the property as a whole rather than assuming that one improvement will produce a specific result.
You can find further information in my guide to Maximising Your Property’s EPC Rating.
